Each calculator prices labour and materials for your region, then shows the range most projects like yours fall within. Pick one to begin.
Floor area sets the base cost, and steelwork, foundations or a new roof add to it.
Glazing, worktops, flooring and fittings can double the cost of the same room.
Access, ground conditions, drainage and the age of the house all change the work involved.
Labour and materials cost more in London and the South East than in the North.
Every estimate is adjusted for your region. We work across Yorkshire, Lancashire and Cheshire, where prices sit a little below the UK average, and on selected projects further afield.

They are indicative ranges based on typical 2026 UK prices for labour and materials, including VAT. Most projects of the kind you describe fall within the range shown, but the final price depends on your property, so we always confirm it in a written quotation after a site visit.
The estimates do not include planning application fees, party wall agreements, moving utilities such as gas or drainage runs, furniture, or a contingency. We recommend setting aside 10 to 15 percent of the budget for the unexpected, especially in older homes.
Many single storey extensions, loft conversions and porches fall under permitted development, but limits apply to size, height and location, and listed buildings or conservation areas need consent. Our design team checks this for you and handles any planning application.
As a guide, a bathroom takes two to three weeks, a kitchen three to five, a loft conversion six to ten and a single storey extension ten to sixteen weeks once work starts on site. Design and approvals usually come first.
